Record tower, floor, configuration, carpet area and saleable area. Confirm whether the quoted rate uses the same area basis as another project.
Add premiums and deposits
Include floor, view or preferential-location charges, parking, club, maintenance and utility deposits and any fit-out assumption.
Add statutory costs
Taxes, stamp duty and registration depend on the transaction and date. Use current official guidance or qualified professional advice.
Map payments to time
A construction-linked plan affects loan drawdown, pre-EMI and liquidity. Compare the monthly or milestone requirement, not only final price.
Ask what can change
Identify escalation, delayed-payment, cancellation and refund provisions in the agreement. Retain a dated authorised sheet and do not rely on a messaging screenshot alone.
