Ready-to-move and under-construction properties solve different buyer needs. The better choice depends on urgency, cash flow, risk tolerance and the specific project.
Ready-to-move
You can observe the unit or a comparable delivered unit, access, occupancy, common areas and maintenance. Inventory and layouts may be limited, and the total payment may be needed sooner.
Under construction
Payment can be staged and early choice may be wider, but delivery, surrounding construction, specifications and financing exposure require close review.
Compare consistently
Use carpet area, total acquisition cost, financing during the wait, rent paid elsewhere, maintenance, possession conditions and documentary status. Review the RERA record where applicable and obtain independent agreement advice.
