The Real Estate (Regulation and Development) Act, 2016 created a regulatory framework for eligible real estate projects and agents. State and union-territory authorities operate their own portals and procedures.
What to review
- The registration number and project name on the relevant authority portal.
- Promoter details, approvals and updates available in the public record.
- Declared timelines, plans and any recorded orders or complaints.
- Whether the unit, phase and marketing material correspond to the registered project.
What RERA does not replace
Registration alone is not a recommendation. Independent title review, agreement review, payment-plan assessment, physical inspection and professional advice remain important.
Always use the official regulator portal for the state or union territory and retain copies of the material relied upon.
